ENTRY AND EXIT CONDITION REPORTS
At the commencement of each tenancy, we complete a comprehensive Entry Condition Report that captures every aspect of the property. It includes and is accompanied by internal and external images and outlines in detail the condition of the property at the time the tenants take occupancy.
The Entry report is then compared to the Exit Condition Report at the time the tenants vacate, to ensure the integrity of the condition of the property is retained.
Any anomaly (outside of fair wear and tear) between the two reports is dealt with accordingly under the legislation.
ARREARS: WHAT HAPPENS IF MY TENANTS DON’T PAY?
Arrears are a serious business. Tenants who miss a rental payment are first contacted by our team to discuss. If the matter cannot be resolved, the relevant RTA forms are issued in line with legislation, ensuring that the tenants adhere to their lease obligations, and also protecting your rights as the landlord.
REPAIRS AND MAINTENANCE
Only qualified, professional, licensed and fully insured tradespeople are engaged to perform repairs and maintenance on all of properties under the management of the Homes4Rent team.
Your Property Manager will contact you with regards to any routine maintenance that is reported to seek your instruction.
Urgent repairs are defined as a repair, that if not attended immediately, will cause further damage to the property or could potentially cause harm to the tenants.
In these situations, we will contact you, however if unsuccessful, we will act immediately on your behalf.
ROUTINE INSPECTIONS
Homes4Rent provide routine inspections at least four times a year to ensure your property is being cared for. Should you wish to attend a
routine inspection, you can arrange this with your property manager, taking into consideration that at least 7 days’ notice is required for entry. A detailed report with images of every Routine Inspection will be emailed to you and can be reviewed at any time via the owner’s portal.
