1. Estimated Appraisal
A comparable market appraisal has been provided to the seller, by the agent, in writing and includes confirmed recent sales prices in the area of similar specification properties. The agent has not provided an inflated appraisal to entice the seller to engage the agent and has provided an honest and accurate achievable price as possible.
2. Offers in Writing
The sellers have engaged the agent to obtain the best available sales price. All offers to the sellers will be in writing. No verbal offers will be conveyed from the agent to the seller, unless the seller has expressly requested them.
3. Pricing
The agent will market the property at the agreed price as listed on the Form 6. In the event that the property is listed as ‘Expressions of Interest’ or ‘Offers above $…..’, the agent will advise buyers, on approval from the sellers, of market feedback from open homes as to the price range achievable.

4. Confidentiality
Any personal details of the sellers, that the agent is legally obliged not to disclose, will NOT be revealed to any person unless instructed by the sellers. The agent will not discuss the sellers’ motivation for sale unless prior approval has been given.
5. Enquiry Handling
All potential buyer enquiries will be attended to within 24 hrs of receipt. All enquiry feedback, whether qualified or not, will be provided to the seller in the form of a weekly report.
6. Communication
The agent agrees to respond to any communication from the seller within 24 hours and all feedback from each inspection will be communicated to the seller on the same day, if not by phone, then by email.
7. Marketing / Advertising Fees and Costs
The agent confirms that there will be no financial advantage from any company or supplier used for marketing of the sellers’ property, including any rebates, bonuses, rewards or commissions in any form.
9. Security
All potential buyers/tradies/personnel required to attend the property, in order to achieve a fully executed legal contract, will be registered by the agent – all personal contact details will be recorded for security/feedback purposes.
10. Conduct
